EFFECTING OF INVESMENT BMS SYSTEM

 

Function and mission of Building Management System

(BMS)

 

BMS system (Building Management System) has functions and missions:

- Control and monitoring Mechanical/Electrical systems in building to ensure optimal and effect operating these system.

- Co-ordinate operates all Mechanical and Electrical systems in Building for the best useful, security, safety and convenience for the people, these works in the building.

 - It is interface tool for the people and mechanical for the worker can operate exactly, safety and effectively all the systems in the building.

- List of parameter: operating, status, technich all mechanical/electrical system in the building in data base to optimal operating.

 - Automatic detecting the trouble and warning exactly and quickly to operating workers for they can repair to ensure safety.

- Making a convience, comfortable environment for all people, which work in the building and improve effective works.

 

I. GENERAL OF CONSUME POWER IN THE BUILDING
The using power of mechanical and electrical in the building folwing (List of ASHRAE association- Refrige, electric, mechanic America association) :
-         Air conditioner system : 60% - 70 %
-         Lighting system : 15% - 20%
-         The others 10 -20%
And following this association, the using power supply for buildings is 20 – 50% in consume power of the country, so reducing consume power and protecting environment are urgent requesting with the mode buildings, now. To manage this problem, All the building system (Mechanical and electrical) is controled and combined with monitoring exactly.

 

Electrical parameters:

-         Power factor cosφ = 0,8

-         Using and time factor p = 0,8

Spending investment of BMS system:

-         With BMS system is equiped all function then price cost about 5% in total the money spend at the project or about 38 USD/m2 using area.

-         Calculating and estimating prise cost of BMS sytem follow quantity of DDC (Directly digital control) or I/O module and associate equipments of control system.

Ex: Follow concept design of system, the control poits of BMS system about 10.000 points. Price per unit about 112USD/point (This number follow our experience in design and contructing of many projects). So the investment money of BMS system is 112.000 USD or 18 billion VNđ.

II. FFECTIVE INVESMENT CALCULATING OF BMS SYSTEM IN TYPICAL BUILDING  

1.    Input parameters :  

-         The buiding is using the least 20 years.

-         BMS system is expanded and connecting to another system within the future 20 years.

-         Total of the using area >30,000m2

-         Calculating power about 4800 Kw

-         Spending money of BMS system about 5% the spending money total for project. The estimating money of project about 360 billion VNđ, so spending money of BMS system is 18 billion VNđ.

-         Follow statistical list of association CABA (Continental Automated Buildings Asociation) and ASHRAE ( electric-refrige america association ) With studying many high rise buildings in the big countries on the wolrd for office, Air-conditioner often is centre or semi-centre ( Chillers, VRV, AHU, ...), when used BMS system and lighting control system  EIB, then consume power of building decrease 15-20% because operating of all mechanical and electrical systems co-ordinates well each-others so it limit wasting power from the people, which are using power with waste habit.

Power supply for building:                     P = 7.500x0,8x0,8 = 4.800kW
Consume power on day:                       Pn = Px8 = 38.400 kWh
Consume power on month:                   Pt = Pn x 30 = 1.152.000 kWh
With electric price cost on unit, now:   1,580VNĐ/1kWh
Electric money on month:                      S = Pt x1580 = 1,820,160,000 VNĐ
Building with BMS system, saving 15% power, so saving 15% electric money, the money will save per month:
                                                  Sđ = S x 0,15 = 273,024,000 VNĐ
Spending money for upgrade, maintenance for BMS system on month:
                                                Sbd = 18,000,000,000 . 0,001 = 18,000,000 VNĐ
Saving money on month when the building has BMS system:
                                                 Skt = Sđ – Sbd = 255,024,000 VNĐ
Investment money for BMS system 18,000,000,000 VNĐ, amortization time of system:
                                                 Tkh = 18,000,000,000 /Skt = 70,54 (month) = 5,8 years
Conclusion:
So, investment money for BMS system about 5% investment money for total project, the owner will get back the money for BMS system after 5,8 years. The life of BMS system >20 năm, if it is maintenaced periodical time, profit of the owner after amortization time (Cal culating for 20 years):
                                                 S = 12x Skt . (20 – 5,8) = 43,456,089,000 VNĐ
